Of course, you didn't address the issue of private property rights. Progressives never do so they invoke the bad results and blame them on others.

Wow, I agree with you on item #4. immanent domain. it needs regulation, stringent control or it gets misused.. It has both in the twin cities and in greater Minnesota.
As for the concept of zoning, I can not see a better way to protect the good citizens of our land. it in fact has protected this particular area. Some years ago some guy wanted to build a dumb/recycling facility on what had been a small field.. insisted the surrounding woods was sufficient to screen the operation and no fencing or grading of the property was needed.. he had the funds to fight for nearly two years but we did win and he moved elsewhere..
I can not see how any system which left the issue up to the company wanting the building of any sort of facility could be helpfull.. for a biz most of the time the only consideration is the bottom line and the environment, the condition of the people and the land itself do not enter into the calculations..
We must have workable regulations..
