You are a capitalist landlord who continues to v**e Democrat. Something does not compute.

No, the greedy capitalist landlords around here want $1400 a month for trailers and substandard garages that aren't really even apartments.

I don't get where you come up with that when my friend with low end apartments says he's getting $1800 and we should be getting at least that given how nice the place is.

Here's the view from the living room

So IOW, you were screwing him to your advantage.

So I'd be screwing him by paying $25hr for basic yard work, giving him an apartment that is worth at Least $1800 for $1400...and letting him easily work off $800mo for a few hours of work a week. It's not screwing someone if they get a really great apartment, for hundreds under fair market, and a chance to get it even cheaper with a few hours of work a week.

There's someone running an ad for a trailer at an enticingly low $900 in a trailer park, in exchange for an unspecified amount of hours, just wh**ever grounds cleaning, plumbing, electrical, needs to be done when it needs to be done, you know, the park maintenance man...that's screwing someone for a place to live. The guy should be getting $2000 a month for the work and taking the rent out of that.

I'm far easier to deal with than some MAGA flouting buttwipe always worrying what their neighbors are doing. The worst and stupidest tenants I've had were the ones who supported trump, they lasted less than a year. The last tenant I had was here 5 years, he was making a couple of hundred grand a year and drove a $125k Mercedes E55. He stayed out of my business and I stayed out of his. I did not bump his rent to the going rate because I could and he could afford it, unlike greedy sleaze bag country type landlords renting substandard crap at exorbitant rates.

We've only got the one apartment over the second garage, it isn't really the kind of work that's conducive to hiring a landscaper, it's weed eating and general maintenance type work. The biggest problem is the weed eating is time sensitive and needs to be kept up with three times or so so fox tails and stickers don't grow that get in our dog's paws.

My wife and I used to keep up with stuff but we are getting old and it's been a b***h finding good reliable people. This really is the perfect place and situation for the right person to do a few hours a week around the place and get their rent knocked down to $800 or so from an $1800 place.

The cost of handyman work has gotten ludicrous, guys want $85 an hour for things like rain gutter cleaning and rinsing off solar panels, they they try to flat rate you at $500 for four hours worth of work. The last guy that came out to do that said $500 for the 400 feet of gutters and to rinse off 30 panels, that's when I asked him what he liked to charge per hour and he said $85, I then asked him how long it was going to take him (I heard him tell someone on the phone he'd be done by noon and it was 9:30), he said a few hours and I pointed out that three hours at $85hr was not $500, it was under $250, I said I'd go $275, he said there was no way he could do it for that. I asked him, really, when you said you want to make $85 an hour you can't do it for a little over $85 an hour, what's with that? He said nope, and I told him here's the deal, you can do it for $275 for three hours worth of work and make your trip out here worthwhile, or you can leave and get nothing but a wasted hour.

He went ahead and did it. This is why Mexicans won't work for less than $35 an hour with their own tools, white people are making $85 an hour for general handyman cleanup stuff.

If it were me I would demand overtime considering you want me to do 8 hours work a week over and above what I assume would be someone working 40 hrs a week to afford your rent.

BTW, what are you claiming on rental income and are you providing a W-2 for your PT "employee"? If not, I'll be sure to report you to the IRS. They seem to have plenty of extra employees these day to investigate your situation.

If it were you I'd leave you preaching on sidewalks...

You are dense dude, I don't set the rents that say this apartment is going for over $1800 a month but I'm only wanting $1400, and there sure as hell is nothing wrong with paying $25hr for weed eating and yard maintenance.

As I have repeated multiple times, we claim the full amount of rent we get, and write off maintenance and costs associated with the property...how about this, we write off $4000 a year for hay and grain we feed the cows.

And you, advocate of keeping the government out of people's business, are going to "report me" for wh**ever.

How much does your apartment or house cost you a month? And here I am with a million dollar plus property, with a $300k loan at 2.7% that is $1800 when I rent my apartment for $1400...pretty nice digs for $400 a month huh? I'm sharing a great property at an excellent price and all I'm looking for is someone that doesn't mind a few hours of work a week.

How can I be dense when your "story" makes no sense? The payment on a $300k loan amortized at the most common terms at 2.7%: 30 years $1217 per month; 20 years $1619 per month; 15 years $2029 per month. Something doesn't add up or you're a liar. Gee, I wonder which it is?

And as for you not renting to me to "leave you preaching on sidewalks" I'd charge you with discrimination you bigot.
