Again........

Then you should know the draw system associated with that, all contractors draw heavy up front so they are not paying for the project to be built, i am also a contractor in a sense dealing with 100 million dollar projects, the GC handles the billings and draws for work completed, they have the money ..... ..all they could possibly get screwed out of is retainage, 10% to guarantee contractors finish and complete punch lists, not to mention liquidated damages rolled into every contract signed for not meeting schedules and deadlines. .........so i hardly see how a reputable contractor can get screwed....if the GC folds the bonding company comes into play...either way the contracts remain the same.

I would like to see how exactly they were screwed, i keep hearing it from the liberal side without any documents to back that up.... GCs fault? Contractor not meeting his obligations to the project? There are many reasons this non payment can occur.

I agree with all that but myself I am mainly residential. I have had government contracts but with them I had to put up everything in the way of materials and labor and was allowed one mid term draw on work completed and this could not include materials purchased for parts of the job not completed. I would take on the big dollar portions of the project first in order to pay myself back for labor and materials and hopefully survive until the completion and acceptance of the project then wait a few weeks while my final payment was processed. Government jobs suck. I don't do them any more. I live by an unwritten code: Give the working man his due.

Yea, smaller res jobs are quick moving, talk today...start on Wed, I'm usually working on submittals and with equip vendors 6 months before any ground is even broken....once i issue a PO for equip i can bill for it, along with my time and mobilization, drafting....i usually am billed 70% at about 40% completion, 90% at 70%....if I'm doing my job anyway ...We always get our money up front, the rule is to not finance the project for the GC who is working cost plus not to exceed most of the time.

I would not work on a project like that under those terms. I set My terms and I get My terms. I do an excellent job also. I never advertise. All of my work is repeat customers and word of mouth referals. I have a long waiting list and I keep a good cash flow. Why would I want to screw up a good deal?

No one told you to Tom, all of mine is repeat...Fed Gov Defense contractors, all work is negotiated, we don't have to advertise as there are not many that can do this work, they call us.....our profit margin is about 37% on average not including the never ending change orders...or as i like to refer to them..cha, cha, cha, ching orders they pay those with a crdit card the minute they are approved.....huge money if we stray from original contract terms......and we always have to stray due to gov involvement.
To each his own, as long as there are weapons, planes, tanks, missiles needed...........and the US sells to everyone, we're as busy as a one legged man in an ass kicking contest.
The terms you do not like are industry standards that have been in place for decades, that's how the game is played. ..everyone gets paid, the check never bounces.

I'm old enough to retire now but I have custody of 2 kids and the youngest is 3. I gotta keep on working till age 80 or longer. I'm in good physical shape so I'll manage it fine.

Good luck Grandpa. at least the kids have a parent. Mine have none. . The parents are alive but I'm waiting for the mother to drink herself to death and the father who drives with a permanently revoked license to roll another vehicle while on meth. Nothing with those two surprizes me. I only know that the kids have zero chance without me and their gramma.
